Booking direct means no third-party fees like VRBO or Airbnb—and you'll receive friendly, personalized service every step of the way!
A $200 deposit secures your reservation. The remaining balance is due 30 days before your arrival.
We accept all major credit cards and secure online payments.
Check-In & Check-Out
Check-in is at 4:00 PM and check-out is at 10:30 AM.
Yes! All of our condos feature self check-in with a secure door code provided before your arrival.
Parking & Vehicles
Yes, each condo includes a private two-car garage along with driveway parking.
Trailers are not allowed at several of our properties due to space limitations. If you plan to bring a trailer, please contact Rossana at (435) 260-1755 before booking. She can recommend which condos are best suited for trailer parking to ensure a smooth and comfortable stay.

Yes! Several of our properties feature private hot tubs on spacious, private patios—perfect for relaxing after a day of exploring Moab.
To help everyone enjoy their experience, please follow these hot tub guidelines:
- Shower before entering the hot tub
- No glass containers near the hot tub
- Children must be supervised at all times
- Please keep noise levels respectful during evening hours
- Do not add soaps, oils, or bubbles to the water

Yes, every condo has central A/C and heating for year-round comfort.
Policies
The $200 down payment is non-refundable. If you need to cancel your reservation, the following terms apply:
- 29 to 16 days before arrival: You will forfeit the $200 down payment plus a $50 cancellation fee.
- 15 to 6 days before arrival: You will forfeit 50% of the total rental amount plus a $50 cancellation fee.
- 5 days or fewer before arrival: The full rental amount is non-refundable.
We understand that plans can change, so please contact Rossana as soon as possible if you need to cancel or reschedule your stay.
No, pets are not allowed in any of our units.
Smoking is not allowed inside any of our condos, including garages. However, guests are welcome to smoke outdoors on the private patio areas. We kindly ask that you dispose of cigarette butts responsibly and be mindful of neighbors while enjoying your time outside.
No, parties, events, or large gatherings are not permitted at any of our condos. We want to ensure a peaceful and enjoyable experience for all guests and neighbors.
